    *5° to the extent of ten years’ rental of £$o per annum, or (say) ^375- The value of property may be raised by various causes. As for example :— 1. Increased demand, not kept pace with by increased supply. In the “ business ” and “ fashion- able ” parts of London, for instance, this cause operates continually, and will operate for an, at present, indefinite period. 2. Improvements in the premises since the rental was fixed. 3. Increased facilities of communication.* 4. Local improvements, raising the general value of property in the neighbourhood. When a premium is demanded there can never be any real harm in inquiring the grounds upon which the demand is based. And in taking over the remainder of a lease it is a wholesome practice to consider the question in close connection with the covenants therein contained. Another point of considerable importance as affecting the value of any town house is the ques- tion of rates. In our happy-go-lucky “ system ” of municipal government a few yards of distance may make the difference of many annual pounds in this respect. This is a subject upon which the agent’s infor- mation may be characterised as monotonous. The * Whether this is to be counted as a gain or not must depend to a considerable extent upon circumstances and tastes.
